Increase Your Home's Value with Kitchen Remodeling

If you would like to improve the value of your home, or to maintain its value and have been thinking about making some improvements then the one of the first places you should pay attention to is your kitchen. Real estate experts say that this is an investment that usually brings the best return.  Let's consider the best ways to remodel a kitchen.

 

But before you begin, it is important to understand the economic picture. If you are going to be moving soon then it may be better not to spend too much money, a fresh coat of paint and some minor repairs are all that is needed. It is recommended that you spend no more than 10-15% of the cost of your house if you are remodeling it prior to selling. If however you plan to stay in your home for another five years or more then you can spend up to 25% of your home's value and expect to get the investment back when you sell.

 

Kitchen renovations can be expensive. Minor improvements can cost you from $2000 to $3000 without changing cabinets or plumbing. However if you go all-out and replace cabinets, appliances, flooring and make other structural changes then the budget jumps to the range of $10,000 to $20,000 depending on the quality of the cabinets and other materials that you choose.

 

There are, however, ways to remodel your kitchen and, at the same time, to keep the costs down. The first thing to do is to avoid making changes to the plumbing, electricity and basic structure of the kitchen. If you can retain these items, then the costs go down. Similarly when you are choosing new cabinets and materials use stock cabinets rather than custom cabinets, and use laminates rather than solid surfaces.

 

 

I have just given you the general idea about how to go about remodeling a kitchen, now we can consider some specific tips that can help you to get a good looking kitchen without breaking your budget.

 

 

Instead of replacing your cupboards, paint or resurface them. Paint doesn't cost much but it can change the whole look of a kitchen within a few hours. You can also use a textured paint or get a combination of colors that will make your kitchen come alive. In addition, it is possible to use plastic-based and wood-laminate materials to resurface the cupboards. Some of the newer materials are resistant to chipping and staining.

 

Another small change you can make is simply to replace the Knobs and handles on your cabinets and drawers. They are now available in an abundance of colors and styles.

 

You can also transform a drab kitchen with new paint on the walls or with new flooring. As with cupboard surfaces, you can choose from a variety of interesting textures and paints.

 

If you want to do a complete remodeling of your kitchen, then it may be best to consult a kitchen contractor or specialist and get the work done professionally. Whether you are working on a high budget or a low budget or whether you are planning to stay in your home for some more years or sell soon, appropriate renovation to a kitchen is a good investment.
